The Robin – Bajeskwartier

From prison grounds to a vibrant, green urban neighborhood for free spirits!

Amsterdam has a new urban district: Bajeskwartier. An area with a past. Bajeskwartier is being transformed into a circular, sustainable, and healthy neighborhood. A unique place that adds something new to Amsterdam: high-density urban living in a green setting, where you can stroll through a landscape of around seventy gardens. Much of the original prison wall remains intact and will soon serve as a vertical garden and climbing wall.

Location
Bajeskwartier is located within the A10 ring road in the Overamstel neighborhood in Amsterdam East, between Amstelkwartier and the Weespertrekvaart canal. You'll find numerous restaurants either within Bajeskwartier or just around the corner. By bike, you can reach Dam Square in no time. The adjacent Spaklerweg metro station takes you to Amstel Station in just two minutes. Within five minutes by car, you’re on the A10, A2, or A4. Everything is nearby: the city center, the Zuidas business district, Science Park, the popular Amstel Beach, or the green outskirts of the Amstelscheg.

Sustainability
Bajeskwartier is sustainable: circular and energy-neutral. The homes are highly insulated. A so-called "mobility hub" encourages shared transportation options. Through a convenient app, you can access eco-friendly vehicles like (electric) cargo bikes, e-bikes, scooters, and shared electric cars. The Robin is connected to collective heating and cooling sources (ATES systems) provided by an ESCO company. Solar panels on the ninth-floor rooftop garden supply energy to these systems. Rainwater is collected on rooftops and under the ground floor to reduce surface water load and to irrigate the rooftop gardens.

Architecture
The Robin is a real eye-catcher, designed by the renowned Barcode Architects. Its height is inspired by the original prison tower; lower levels are surrounded by a landscape of rooftop gardens and a transparent base. The entire structure evokes the image of a ballerina. The façades glow golden-yellow in the sunlight, but the true treasure is inside: a six-story-high atrium, a spacious entrance hall serving as a warm, vibrant heart accented with red. It offers space for exhibitions or public events.

Shared Rooftop Gardens
In addition to a private balcony, residents have exclusive access to lush rooftop gardens and terraces on the fifth, seventh, and ninth floors. These provide a serene green escape and magnificent views in a unique urban setting. Oriented to catch the morning or evening sun, the terraces offer breathtaking panoramas of Amsterdam.

Landscape
Living in Bajeskwartier means residing in a high-quality semi-public area with about 68 gardens. With abundant greenery and water features, it's accessible to residents via cycling and pedestrian paths. There are no cars in the street view—vehicles are directed to an underground parking garage. The main pedestrian route, nicknamed the "Kalverstraat" in prison lingo, runs through the planted area and connects all districts. The landscape plan was designed by Lola Landscape Architects. A management association and accompanying maintenance plan will be established for upkeep.

Facilities
The Robin includes a daycare center with a private urban garden where children can safely play outdoors. There will also be a service center where residents can ask questions. The building provides access to Bajeskwartier’s underground parking garage, where rental subscriptions are still available for parking spaces. This is also where the shared transport options from the mobility hub are located. Residents can also use the Socie neighborhood app for the Bajeskwartier community.

LAYOUT
Ground Floor
Entrance with intercom panel, mailboxes, and the atrium with a distinctive staircase to the first floor. All floors are accessible via elevator or stairs.

Eighth Floor
Entrance with utility meter cabinet, technical room with washing machine connection, and hallway to all rooms. L-shaped living room with large windows and a corner location, offering ample sunlight throughout the day. Access to the loggia, southeast-facing, with playful views between buildings toward Amstelkwartier.
The Siematic island kitchen is equipped with Siemens appliances: XL fridge and separate XL freezer, multifunctional oven, induction cooktop with extractor, dishwasher, and a Quooker for instant boiling water.
The hallway leads to two well-sized bedrooms, one with direct access to the loggia. The bathroom features a toilet, sink, shower, and separate thermostat. There is also a separate toilet off the hallway.

The apartment feels spacious and bright thanks to floor-to-ceiling interior doors and windows. Walls are smoothly plastered, and the floor is finished with PVC.
