The Starling – Bajeskwartier

From former prison grounds to a vibrant, green urban district for free spirits!
Amsterdam has gained a new part of the city: the Bajeskwartier. An area with a past. Bajeskwartier is being transformed into a circular, sustainable, and healthy neighborhood. An exceptional place that adds something new to Amsterdam: high-density urban living in a green setting, where you can stroll through a landscape of around seventy gardens. Much of the former prison wall is still standing and will soon serve as a planted climbing wall.

Location
Bajeskwartier is located within the ring road in the Overamstel area of Amsterdam East, between Amstelkwartier and the Weespertrekvaart. In or around Bajeskwartier you will find various restaurants and cafés. By bike, you can reach Dam Square in no time. The metro from nearby Spaklerweg station takes you to Amstel Station in just two minutes. By car, you can reach the A10, A2, or A4 within five minutes. Everything is close by: the city center, the Zuidas business district, Science Park, the popular Amstel Beach, and the green countryside of the Amstelscheg.

Sustainability
Bajeskwartier is sustainable, circular, and energy-neutral. The homes are highly insulated. The so-called mobility hub encourages shared mobility: via a convenient app, you can use sustainable transport options such as (electric) cargo bikes, e-bikes, scooters, and electric shared cars. With large glass façades featuring triple glazing, thick insulation packages, energy-efficient elevators, LED lighting in common areas, and a large number of solar panels, The Starling meets the “BENG” standard (Nearly Energy Neutral Building). Thanks to the stepped design of the building, there are three rooftop gardens with lush vegetation for shade and rainwater retention.

Architecture
The Starling was designed by the renowned Amsterdam-based architectural firm Arons & Gelauff Architecten. An impressive building with three rooftop gardens, consisting of four stepped volumes that culminate in a 60-meter-high tower. The Starling is a mix of owner-occupied and rental homes, each with its own entrance on the central city square.

Shared Rooftop Garden
In addition to a private balcony, residents have exclusive access to a green rooftop garden on the thirteenth floor, where they can enjoy the planting and magnificent views in this unique urban setting.

Landscape
Living in Bajeskwartier means residing in a high-quality, semi-public area with approximately 68 gardens. Abundant greenery and water features are accessible to residents via cycling and walking paths. A neighborhood without cars in the street scene! A management association has been established for the maintenance of the area.

Facilities
Parking is available in the underground parking garage. Parking subscriptions are currently still available for rent. This is also where the shared mobility options of the mobility hub are located. In addition, residents can use the Socie app, a neighborhood app for Bajeskwartier.

LAYOUT
Ground Floor
Spectacular entrance measuring seven by seven meters, featuring a central atrium forty meters high that extends up to the rooftop garden on the thirteenth floor. A dusty-pink spiral staircase stands as an eye-catcher in the middle of the atrium, inviting residents to take the stairs and skip the elevator. The entrance also includes an intercom panel and mailboxes.

Third Floor
Entrance hall with meter cupboard, technical room, separate laundry/storage room, and toilet. The bright living room immediately stands out due to the high windows and provides access to the spacious southwest-facing balcony with unobstructed views toward Amstelkwartier. The kitchen can be fully designed to your own taste; all connections have already been prepared and capped, allowing you to get started right away.
From the living room, you access the bedroom, which overlooks the balcony. The en-suite bathroom is fully finished with tiling and Duravit sanitary ware and features a walk-in shower, washbasin, and electric towel radiator.
The apartment feels extra spacious and bright thanks to the floor-to-ceiling windows and interior doors.

Basement
A shared bicycle storage area is located in the basement.
